How to Measure Bifold Doors for a Perfect Fit

A bifold door can make a compact kitchen, service yard or wardrobe feel noticeably more open - but only when it is sized for the real opening, not the size it appears to be at first glance. Knowing how to measure bifold doors correctly helps prevent dragging panels, uneven gaps, damaged finishes and the frustrating cost of remaking a made-to-measure system.

In Singapore homes, openings are rarely perfectly square. HDB walls may have slight variations, old frames can be out of line, and floor finishes may rise after tiles or vinyl are installed. A careful site measurement gives your new aluminium bifold door the clean movement and tailored finish it was designed for.

Measure the finished opening, not the rough opening

Always measure the completed space where the bifold door will sit. This means measuring after wall plastering, tiling, flooring, kerbs and any false ceiling details are complete. If your renovation is still in progress, record the intended finished floor level and confirm it with your contractor before fabrication begins.

The opening is the clear space between the two side jambs, from the finished floor or threshold to the underside of the finished top beam. Do not measure an old door panel and assume the replacement will use the same dimensions. Existing doors are often trimmed, packed out or fitted within a separate frame, so their panel size does not necessarily reflect the available opening.

For a replacement at a bathroom, kitchen or balcony, decide first whether the existing frame will be removed. Measuring inside an old frame produces a smaller figure than measuring the structural opening. Both can be valid, but they lead to different door sizes and installation methods.

Tools you need before measuring bifold doors

A quality steel tape measure is essential. A laser measure can be useful for checking larger openings, but use a tape measure for the final figures, especially around uneven tiled walls. Keep a pencil, notepad and phone camera nearby so you can label every measurement and photograph details that may affect installation.

You will also need to know which way the panels should fold. On a narrow kitchen entrance, for example, the stack may need to park against the wall rather than project towards a cabinet, washing machine or light switch. Measure the opening itself first, then assess the clearance on both sides for the folded panels.

How to measure the width correctly

Take the width in three places: across the top, centre and bottom of the opening. Measure from finished surface to finished surface, rather than from skirting, tile trim or a protruding frame edge that will be removed.

Write the readings down separately. If the opening measures 900 mm at the top, 896 mm at the centre and 892 mm at the bottom, the smallest measurement is the one that matters. A bifold door made to the largest width may bind against the narrower section or leave the installer with too little tolerance to align the system properly.

Do not deduct a fitting allowance yourself unless your supplier has specifically asked you to do so. Aluminium bifold doors require controlled clearances for the frame, hinges, rollers and smooth operation. The final deduction depends on the profile, track arrangement, wall condition and whether the door is top-hung or uses a bottom guide.

Check whether the opening is square

Measure diagonally from the top left corner to the bottom right, then from the top right corner to the bottom left. If the two diagonal readings differ significantly, the opening is out of square. This is common in older flats and is not automatically a problem, but it should be identified before the door is fabricated.

A professional installer can often accommodate minor variation with packers, trims or adjustment. Larger discrepancies may require wall rectification, a cover profile or a carefully planned frame detail. Hiding the issue after the door arrives is far harder than designing around it beforehand.

Measure the height at three points

Take the height on the left, in the centre and on the right. Measure from the true finished floor level to the underside of the top opening. Again, use the smallest reading as your critical reference.

This step matters particularly in bathrooms and service yards, where floor tiles are often laid with a drainage fall. A measurement taken at one point may not represent the highest part of the floor. If a bifold panel is manufactured too tall, it can scrape the tile, catch on a raised threshold or fail to fold smoothly.

If there is a granite threshold, shower kerb or stepped floor, state this clearly on your drawing. Note its height, width and location relative to the opening. A bifold door can be configured for many layouts, but the track and bottom guide must suit the level changes rather than fight against them.

Record the opening depth and surrounding clearance

Width and height are not the whole story. Measure the depth of the wall or frame where the track will be fixed, particularly if you are installing a top-hung system. There must be sufficient solid material above the opening to carry the track securely. A decorative pelmet, hollow boxed-up section or fragile ceiling board may need additional reinforcement.

Next, look at what happens when the door folds. Bifold panels stack to one or both sides, and the folded bundle takes up real space. Check for nearby cabinets, refrigerator doors, towel rails, basin edges, window handles and electrical switches. In a compact HDB kitchen, even a small obstruction can determine whether the panels should fold inwards or outwards.

Also consider whether the door needs to open a full 90 degrees or whether a partial opening is acceptable. A wider clear passage is useful for moving laundry baskets, prams or bulky items through a service yard. For wardrobes, the priority may be keeping the panels tight to the cabinet face and out of a walkway.

Choose the opening direction before ordering

A bifold door can be practical in either direction, but the better choice depends on the room. Bathroom doors often fold outwards where space inside is limited, provided they do not obstruct the corridor. Kitchen or utility doors may fold towards the less busy side to keep the main route clear.

Think about privacy, ventilation and cleaning as well as circulation. For wet areas, aluminium is a sensible material because it resists moisture and is easier to maintain than many timber alternatives. If your bifold door separates an air-conditioned room from a balcony or service yard, discuss the desired seal and gap allowances with the supplier. A standard folding system provides flexibility and airflow, but it will not perform like a fully sealed hinged entrance door.

Note every detail that changes the installation

A simple hand sketch is one of the most useful things you can provide. Draw the opening front-on, label the three width and height measurements, and show the intended fold direction. Then photograph the top beam, both side walls, floor junction and the space around the opening.

Make a note of details such as uneven tiles, skirting, exposed pipes, ceiling bulkheads, wall-mounted accessories and existing metal frames. If you want a particular handle position, lock type, glass style or panel configuration, include that too. These choices can affect the usable opening width and the way panels sit when folded.

For commercial spaces, check whether the doorway forms part of an accessibility route, fire-rated enclosure or regulated exit. A standard residential bifold system may not be suitable in those situations, and the specification should be confirmed before any order is placed.

Common measuring mistakes to avoid

The most common error is measuring only once. A single number does not reveal a tapered wall, bowed tile line or sloping floor. The next is measuring before final finishes are installed, then forgetting that floor build-up can reduce the height.

Another costly mistake is assuming the old frame will stay. If it is corroded, poorly aligned or visually dated, removing it may produce a cleaner result - but it changes the dimensions. Finally, avoid ordering based solely on an online product size. A bifold door is a moving system, not a fixed shelf. Its final size must account for frames, tracks, adjustment and the condition of the opening.

When to arrange a professional site measurement

You can take preliminary measurements to plan your layout and receive initial guidance. For final fabrication, a professional site measurement is the safer route, especially for oversized entrances, glass-panel designs, wet areas and openings with uneven finishes.
